Painting Renovation In Kyalami
We had the privilege of repairing water damage and repainting an office and warehouse in Kyalami recently. As the building covers close to 1000 square meters that had to be repainted in three weeks it were not a small task. We were able to complete the project within time frames with only rain delais that kept us wet for almost a week. I have some before and after photos of a job well done.
We started by repairing the water damaged walls and painting it with damp seal before applying two final coats of exterior weather guard paint supplied by Impa paint Kyalami.What a pleasure working with a supplier with sound knowledge and and the capacity to always supply on time and with a smile. There data sheets on there paint does not only compare to Plascons but they also give a seven year quality guarantee on there products, and that at a affordable cost.
There were also internal water damage to the building , A bulkhead made out of supperwood got damaged during the December vacation and had to be repaired.We were fortunate to meet up with the molding shop in Woodmead that were able to match the awnings and connich to the tee they are experts in what they do and can even design the corniche to your specifications and have it custom made.
All together it took us four weeks to repair the water damage and repaint the building, in that time we also had to repair the gutters by lining it with new Galvanised sheeting.
As we say there are no job to big or project to small, we do it all in time and with pride.

I have been asked the question several times over the last couple of weeks at business meeting and from hesitant clients. Let me try and put your mind at ease.
Stefan Oosthuizen my partner in the business have been building luxury homes and doing general maintenance for close to 25 years. What does that mean in construction terms?
It means that he has enough general construction experience and structural engineering knowledge to not only build your dream, but also be certified as component by the NHBRC and other building associations.He is currently doing work for an engineering firm that uses him not only on major contracts but also use him as their preferred day to day handyman.He has a long list of satisfied clients that calls him year after year to not only do renovations for them but also build new houses for them.
Then there’s me?? Marius van der Merwe. I started with TYCO construction close to 15 years ago as an genaral foreman building townhouses for an development company. I grew in stature over the years and started managing developments on my own. I soon realised that I were out of my dept and started studding.
I have studied construction management and project management and after a long hard road became an internationally registered Project manager.
That said, what have I done in my career?? I have constructed Multi million rand deziner homes from scratch. Managed upmarket housing developments from the civil infrastructures to the last home build.Managed several high end houses simultaneously. And on the side did running repairs and maintenance for clients that just did not have the time.
We are not able to say what we are capable of in words without sounding arrogant. We also do not expect you to call us just because we say sao. We are more than willing to disclose the contact details of satisfied clients that had the pleasure to work with us over the years.

Alterations and renovations,appointing a contractor.
Where to start?? Your bond has been approved and you decide to take on the house extention you have always wanted. You go to Google and get some quotations and the work starts with the best sales pitch and most often the cheapest quotation.
We all have been there and regretted choosing the contractor your gym buddy introduced you to.
Over the last two weeks I have visited several houses that needs repair after the contractor had left, with the money , and yes the works not complete. That not only gives a bad name to contractors in general, but destroys the trust relationship with any future contractor.
I am personally saddened over the bad name contractor’s gives themselves and would like to point out some guidelines before you appoint any future contractor.
- We live in 2016. Everything’s on social media.Do a seartch , see what you can find. Visit the contractor’s FB page, even if it’s his personal page you will surely find something to indicate if he is a fly by night builder.
- He must be registered at a form of counsel or at least have a company portfolio with contactable references.( I am registered internationally as an Projectmanager and are awaiting our new NHBRC registration certificate.)
- Ask him to show you previous work, and proof that he did it. Not only pictures he downloaded from the internet.(We have clients that the company have worked for for over ten years that will gladly agree to our competency)
- You have the right to draw up a detailed contract with time frames and forecasted payment dates.The MBA(Masters builders association) have these contracts readily available and it can be purchased from there website.
- Pay the contractor on time, every time, construction as in any business are strictly cass driven and especially smaller companies do not have big budgets to carry projects to completion and most contractors uses proges payment to carry projects and buy supplies and pay subbies.
- You have the right to get a second opinion. If you are in the middle of your dream project and something does not make sense or does not look correct. Call me I will give you advice free of charge. I were at a client this week and spoke with his garage door technician and we gladly agreed to the problems as we both have knowledge in the field.
- Sometimes it goes wrong. Do not chase away the contractor on the first small problem, I have managed enough projects in life to know that mistakes are unfortunately part of life. If your contractor are his money worth he will quickly resolve the issue and put your mind at ease.
Please do not hesitate to do your homework before appointing any contractor. And please trust your contractor and refer them on social media if it goes right and especially if it goes wrong. Stefan I am working with have been in the industry for over 20 years and do no advertising. His work is his advertising and he hase a fleet of engineers and satisfied clients that is his advertising.
Enjoy your next project as much as your contractor does doing it for you. Building is my passion and the smile on a clients face the greatest payment I can ever receive.

Some advice regarding waterproofing on your roofs and parapet walls.Reason is that I have just visited a client that have ended up with thousands of Rands damages because it weren’t done right the first time. Here are a couple of things to remember:
- If it is cheap I can almost guarantee you it will leak again in 6 months time
- If you can not afford the more expensive super laykold products (Can cost up to R1500 for 5l) then there are nothing wrong with the cheaper sealing agents.
- If you use a flexi coat or membrane based sealant there are a good chance that it will start to crack and leak in 6 to 12 months. Reason are not that it’s an inferior product not at all. In SA we have extreme weather conditions and the roof or parapet wall you are sealing expands and shrinks with the weather. It will form cracks.To be safe get the sealand you used and aply an cover cote once every 6 monts to 12 months. It will save you the repainting of an ceiling or internal wall.
- If you have a parapet wall on a concrete roof it will not help to only seal the roof and a section of the wall.Once the wall are plastered and the primer painted you have to seal the wall with a waterproofing agent, clearfix or flexi coat that you can paint over with your final coat.On the plaster wall the plaster will form expansion cracks small and hardly visible but the water will find it and seep through. At first glance it will seem that the roof are leaking but in most instances not. The water literally seeps through the plaster.
- If you have large concrete roofs that forms part of your hose, use a torch on bitumen sealant to start. They give up to an 10 year guarantee and need to be registered to do the installation, In all the years we have been in construction we never found one that leaks.
- Flashings and Gutters. If you have trees in your garden you have to maintain the gutters and the Valley Flashings. At standard the valley are supposed to be minimum 50mm from tile to tile to stop blockages that will cause water to overflow into the house. That said it still blocks up from time to time with small branches that fall and basically forms a dam in the valley and causes the water to overflow into the house. Your gutters needs to be installed either by a certified plumber or by someone that can proof it is installed according to building and SANS regulations. Reason be is that for every square meter roof you have you have a sid amount of water accumulation when it rains and all that water runs directly to the gutter. If there are not enough down pipes the chances are pretty good of the gutters overflowing that can leak back into the house if the installation were not correct.
- Keep Down pipes clean on the gutters. No explanation needed.
That said and done , prevention are better than cure. Regular maintenance on your house are just as important as maintenance on your car. Your house is the most expensive commodity most of us will ever own, and you will not drive your car for 5 years without a service??
